Proposed Project:

  • 39 acres on former Cerro Wire Property on Robbins Lane in Syosset.

  • A mega-mall with two anchor stores, restaurants and approximately 150 retailers.

  • Larger than The Mall at The Source in Westbury.

  • More square feet per acre than Walt Whitman Mall in Huntington.


Traffic Nightmares:

  • 5,000 cars per hour during peak periods; 3,000 cars per hour at other times entering and leaving the facility. That equates to more than 40,000 cars per day at peak times, over 24,000 per day on average.

  • Torturous bottlenecks will be created at major arteries such as Jericho Turnpike, South Oyster Bay Road, Route 106/107 Interchange, LIE Service Roads, and the exit and entrance ramps of the LIE (exit 43) and Northern State Parkway (exit 36).

  • Primary mall entrance and exit on Robbins Lane perilously close to the LIRR crossing. Will result in dangerous safety conditions and further tie-up traffic in and around Robbins Lane area.

  • Cut through traffic will be increased dramatically from hundreds of additional cars using local residential streets throughout area.

  • Close proximity to Robbins Lane and South Groves Elementary Schools creates numerous traffic and safety issues. What about the safety of our children? Will our children be late to school because of traffic tie-ups?

  • Potential to cause life threatening delays by increasing response time for fire and emergency vehicles.

  • Increased truck traffic. Trucks will also be making deliveries using the same entrances and exits as cars.

Environmental Hazards:

  • Proposed mall on former New York State Superfund site. What dangerous contaminants will be stirred up during construction?

  • Increased noise and air pollution.

  • Will use 98,000 gallons per day of precious drinking water from aquifers.

  • Storm water recharge system and water runoff could lead to contaminants from soil entering the water aquifers.
     

Quality of Life Issue:

  • PROPERTY VALUES WILL DECREASE.

  • Will put another dagger into the hearts of our downtown areas.

  • Talk of being upscale doesn't add up based on the developer's plans and the availability of upscale retailers in the marketplace. Will likely end up with the same stores found everywhere else.

  • Will take away from our local "Mom and Pop" merchants.
